We aim to provide a transparent, comfortable, and enjoyable stay for all our guests.
Below you will find our Rental Agreement, which outlines important information regarding your stay, including house rules, utilities, and safety guidelines.
Key Information (Summary)
This Rental Agreement applies to all bookings made with Dushi Holidays (Kuipers Advice & Consulting B.V.), including bookings made via platforms such as Airbnb, Booking.com, Micazu, WeChalet and Vrbo.
By completing a booking, the Guest confirms that they have read, understood, and agreed to these Terms & Conditions.
These Terms & Conditions (the “Rental Agreement”) constitute a legally binding agreement between the guest (“Guest”) and Kuipers Advice & Consulting B.V., a private limited liability company incorporated under the laws of Curaçao, operating under the trade name “Dushi Holidays” (the “Host”).
By completing the booking and ticking the acceptance box during checkout, the Guest explicitly confirms that they have read, understood, and fully agree to this Rental Agreement.
This Rental Agreement includes, without limitation:
The Guest acknowledges that this Rental Agreement applies to all bookings, including those made via direct channels and third-party platforms such as Airbnb, Booking.com, Vrbo and similar services.
If the Guest does not agree to these Terms, the booking must not be completed.
In case of discrepancies, the English version shall prevail.
1. Definitions
“Host” refers to Kuipers Advice & Consulting B.V. operating as Dushi Holidays.
“Guest” refers to the booking party and all occupants.
“Property” refers to the rented accommodation.
“Facilities” refers to pool, jacuzzi, and all amenities.
2. Contractual Relationship & Hierarchy
The rental agreement is concluded exclusively between the Guest and the Host.

13. Water Facilities – Use at Own Risk, Safety Rules and Liability
The Guest acknowledges that the Property may include a swimming pool, jacuzzi, hot tub, and/or other water-related amenities (collectively, the “Facilities”), which inherently involve risks, including but not limited to slipping, falling, drowning, overheating, dehydration, dizziness, and injury.
The Guest expressly agrees that use of the Facilities is entirely at their own risk and at the risk of all occupants, invitees, and any third parties under the Guest’s responsibility.
The Guest accepts full responsibility for the supervision and safety of all persons using the Facilities at all times, including but not limited to children, minors, and non-swimmers. No lifeguard or professional supervision is provided.
The Guest acknowledges that areas surrounding the Facilities may be wet, slippery, uneven, or hazardous, and agrees to exercise appropriate caution at all times.

The Guest acknowledges that hot water use involves additional health risks.
13.4 Hygiene and Proper Use
The Guest agrees to maintain proper hygiene and responsible use of all Facilities.
The Facilities must not be used in a manner that may compromise safety, sanitation, or functionality.
13.5 Liability Limitation
To the maximum extent permitted by applicable law, the Host shall not be liable for any injury, illness, accident, loss, or damage arising from or related to the use of the Facilities, except in cases of proven gross negligence or willful misconduct by the Host.
13.6 Indemnification
The Guest agrees to indemnify, defend, and hold harmless the Host from and against any and all claims, damages, liabilities, costs, or expenses (including legal fees) arising from or related to the use or misuse of the Facilities by the Guest or any person under the Guest’s responsibility.
13.7 Acknowledgement
By using the Facilities, the Guest confirms that they understand and accept all risks associated with water-related activities and agree to comply fully with this clause.

If any provision is deemed invalid, the remaining provisions remain fully enforceable.
26. Governing Law
These Terms are governed exclusively by the laws of Curaçao.
27. Acceptance
By confirming a reservation, the Guest confirms having read, understood, and accepted these Terms. The Guest expressly waives the right to dispute charges that are clearly defined in this Rental Agreement.
