Managing a vacation home is like running a mini-business

Managing a vacation home is not as easy than most people think. Just a check-in or check-out, that's easy, right? That's true, but there's so much more to it.

Daily bookings need to be kept track of, and after a booking, the rental agreement needs to be sent, and it must be ensured that the booking, along with the security deposit, is paid. This may not be the most difficult task, but it is labor-intensive. People expect immediate responses to their bookings, and they prefer to have their questions answered promptly as well. In practice, it has been found that if a response or answer is not provided within 24 hours, the customer may walk away, resulting in lost income.

Therefore, ask yourself the following questions:

  • Can I manage the vacation home alongside my job, taking into account factors like distance (living in the Netherlands) or my family life?
  • Can I provide the guests with satisfactory service from my position?
  • What if guests encounter problems? Can I assist them remotely?
  • What if there are emergencies such as a leak?
  • Can I arrange for repairs to be carried out from a distance?
  • How do I ensure that the house is properly cleaned for new guests?
  • Who will welcome my guests and make them feel at home?
  • How do I monitor the maintenance of facilities such as air conditioning, pool, sauna, and/or jacuzzi?
  • How do I check if the garden is well-maintained?
  • And so on.

To cater to your needs and provide as much support as possible, we have put together various management packages for you.

Management without rental

ANG 250,- per month excl. VAT/OB

The tasks included in this package are:

  • The property manager is available for questions from the owner;
  • The property manager conducts weekly checks on, among other things, sanitary facilities, meter readings, etc.;
  • Alarm response (burglary, etc.);
  • Inspection for water damage/leaks;
  • Mailbox check.

  

 

Swimming Pool Maintenance
(Only as part of a management package)

ANG 300,- per month excl. VAT/OB

The tasks included in this package are:

  • Swimming pool maintenance;
  • 2x per week inspection, measurement, and correction including chlorine blocks/pH powder, etc.;
  • Pump checks, proper functioning, rubber seals, filter, etc.

Management with rental

ANG 250,- per month, per house and 10% of bookings excl. VAT/OB and Final Cleaning Costs (on basis of m2 of the house)

The tasks included in this package are:

    • Contact with guests before arrival through booking lists provided by the owner.
    • Preparing a grocery package or other requested items for the guests.
    • Check-in
    • Check-out
    • Keeping track of all expenses incurred.
    • Monthly summary and itemized invoice.
    • Availability for the owner, guests/renters during office hours and evening, nighttime, and weekend availability only for emergencies or life-threatening situations.
    • Point of contact for guests.
    • Handling problems and/or complaints during the stay.
    • Weekly checks during vacancy, including sanitation, meter readings, etc.
    • Alarm response (e.g., break-ins).
    • Checking for water damage/leaks.
    • Emptying trash containers.
    • Checking the mailbox.
    • Administrative handling of meter readings.
    • Periodic cleaning: (Washing windows, removing spiderwebs, cleaning woodwork/frames, cleaning the tops of (kitchen) cabinets, cleaning fans/pendant lights).
    • Point of contact for maintenance companies, suppliers, etc.
    • Taking photos of damages or leaks for insurance purposes.

Management with rental in assocation with NOOM 

20% of bookings excl. VAT/OB

The tasks included in this package are:

  • All tasks from Package Management with rental
  • Creating the property listing on Airbnb, Micazu, Vrboand Booking.com as well as  +/- 20 different international rental websites;
  • Handling all communication and administrative tasks related to bookings etc
  • Handling all communication and administration regarding bookings, deposits, etc.;
  • Keeping online advertisements up to date;
  • Managing administration and necessary scheduling related to the rental/use of the vacation home;
  • Sending requests, inquiries, and confirmations following a booking;Adding to emerging new popular sites.
  • Provide comprehensive owner reports every month

Reservation and Advertisement Management

One-time setup fee of ANG 250,- and ANG 150,- per month 
excl. VAT/OB

The tasks included in this package are:

  • Creating the property listing on Airbnb, Micazu, Vrboand Booking.com;
  • Handling all communication and administration regarding bookings, deposits, etc.;
  • Keeping online advertisements up to date;
  • Managing administration and necessary scheduling related to the rental/use of the vacation home;
  • Sending requests, inquiries, and confirmations following a booking;
  • Adding to emerging new popular sites.
